  4. Ever since 1980, I've sold my own houses. I read a book, "For Sale By Owner" that came out then, and followed it carefully. And since I was willing to "split" what would have been a realtor's fee, I sold them quickly, because my houses were priced more competitively than the MLS ones were. Win-win for both buyer and seller!

  10. Good for your parents! After having insurance for 35 years on the same house in N. FL (not on a beach, LOL!) I decided a year ago that paying these increasing rates was a ripoff, and I'm now self-insured. I've had ZERO insurance claims or damages of any kind that would even come close to meeting a deductible in 35 years now!❤😊

  11. Well...I paid for my new roof on 3 credit cards a couple of years ago, but mostly because they all offered 2% rewards (which means, a 2% reduction in 25K roof price!)

  14. I think I would've gone to the police with the evidence as soon as I found out where the $$ was going, but each state probably has their own laws about fraud (and theft, both of which this situation involved.) BTW, IMO, this is what often happens with HOAs, and not just condos, either.

  21. I don't think property taxes have gone up in FL more than anywhere else, unless it's as a result of newly-purchased property, which always gets reassessed to the updated value.

  22. Small mom and pop landlords do NOT have to rent to Section 8 tenants. I looked into this years ago, and it's a huge added hassle to rent to Section 8 tenants, so I've never done it. For example, the house I was offering for rent was built in 1954, and therefore accprding to Section 8 rules, I eas going to have to strip off all paint and re-paint with acrylic paint, even though whatever lead paint that had originally been used had long since been painted over with acrylic already! This would be an absurdly high cost to me, even 20 years ago. And as far as I know, my renters since then, all adults, aren't interested in taste-testing the paint chips, lol.

  24. I'm in N. FL, have been here for years, and unless you have a house on or near the beach, homeowners' insurance not going up except in single digits here (for now.) Property taxes cannot go up more than 3% per year, that's FL law. BUT, new buyers need to stop confusing that fact with the property valuation readsessment that will happen the Jan. 1 of the year following their home or property purchase. THAT reassessment is based on the PRICE they paid for the property. So...if you bought your house from someone who had owned it for many years, your reassessment will probably be MUCH higher than the taxes the previous owner paid.

  25. I did the same as your mom, after paying homeowner's insurance for 30 years without needing to make a claim in all those years! I just wish I had terminated my insurance sooner, and I'm in FL.

  28. Good luck, and it's quite possible to pay for homeowners' insurance for 33 years like I did, and never make one claim...but it was a reasonable and prudent expense then. In the last two years, homeowners' premiums for my older house have tripled!! It no longer makes sense to insure it, so this year for the first time, I'm not. Actually, I'm self-insuring, but I admit I'm a bit nervous, because it is FL, and we do have a hurricane every so often.

  31. I inherited 2 lots in NC in a golf course retirement community. I've unsuccessfully tried to sell them several times over the years with no success, using realtors who charge 10% commission, and as far as I can tell, they do NOTHING to market them! I would attempt selling them myself if I lived in NC, and I may have to list them on ebay. What a ripoff most realtors are! And btw, ALL realtors in Franklin NC charge 10% of the selling price of a property! And the state of NC requires that any real estate sale/title change MUST be done by an attorney!

  35. We don't all pay high property taxes. I'm in N. FL and my homesteaded house, which is on 2 city lots, only one of which can be homesteaded, was still less than 4K last year. THE ONLY TIME FL PROPERTY TAXES JUMP MORE THAN 3% per year ON HOMESTEADED PROPERTY is ONCE per owner, the January AFTER you purchase it, because that's the only time it will be RE-ASSESSED. That said, I've been in my house 35 years now! (Lots of years for my taxes to only go up a maximum of 3%.)

  37. Condos in N FL were selling unbelievably cheap in the last FL RE crash, circa 2008 or so. As low as $35K! The next crash is coming soon...

  38. I'd had only one auto insurance company for 50 years(!) and have a good driving record. When I called the agent to tell her I wanted to drop one of the coverages, she told me it would make no difference in premium price--even though it clearly states the added cost right on the premium due notice. I immediately switched to another auto insurer, got the same coverage minus the one I wanted to drop, and that reduced my premium cost by $150. My old insurance agent lied to my face! Now I have 6 months' coverage for a little over $300 in N. FL, so I'm happy.

  41. I'm in N. FL, and just paid an annual State Farm insurance payment for a 3 BR, 1 BA rental house that I've owned for decades. Total annual cost is still just under 1K. That includes a 10% hurricane deductible, though. Perhaps your mom needs to self-insure. That's what I'm doing with my homesteaded property.

  42. You are correct. Self-insurance is the way to go these days. After 34 years of FL homeowners' insurance, no claims, no damages from weather, and a new roof, I decided paying for it was not the best option. BUT, I willbe putting aside the equal of my old insurance premium every year, just in case the unexpected happens.

  49. FL has always had empty houses for half the year, because of snowbirds. Sometimes it moght be an empty condo or mobile home.I wouldn't be durprised if squatters moved in tp some of these places, as they might not be discovered by the owners for months.
