  1. Michael, FL law allows a homeseller to make $250K in profit before they must pay any capital gains. (Last I checked.) And Rudy Giulliani is happy that FL law also allows homesteaded property to be non-bankruptable.(So he is able to keep his FL condo.)

  11.  @ItalianStallionTV I've never even worked for an insurance company, and infact dropped my homeowner's insurance after paying premiums for 33 years, and never even made a claim! Pay off your mortgage and self-insure! Don't live near the coast. Make insurance premiums irrelevant.

  12. IMO, older cars are usually more reliable and cheaper to fix than newer cars, and they last longer, too. But I'd never buy a car (or any other depreciating asset) on credit. Cash only!

  13. Michael, boomers selling their investment rental house(s) will be more likely than selling their homesteaded property. And we boomers never even had first houses as big or as new as the old rental house(s) most of us may have now! Plus, we put in significant "sweat equity" into those old houses. Young adults today want to buy their "dream house" first, and one requiring no sweat equity! (My own kids, in their 30's and 40's are like this.) That's partly why they're still renting!

  15. That's exactly what people used to do! Families, actually, because many hands were needed. My grandparents did this inthe 1920's, then when he and his brothers were finished building his house, he helped his brothers build theirs! I still remember that cool old house with a wide veranda and rattan and wicker rockers😊

  18. I've lived in FL most of my nearly 72 years, and not going anywhere. Own a home and a rental house. Insurance is not an issue for those who self-insure, and my experience has been 0 claims filed in 35 years of paying for homeowner's insurance. Decided to self-insure from here on out for my home (not the rental.)

  21. Squatters are not same as tenants. In FL, landlord-tenant law provides a due process civil court procedure that you follow in order to get a non-paying or destructive tenant evicted, by police, if necessary. Takes about 3 weeks, total.

  22. I'm a boomer with 3 grown kids, 2 of whom are married with kids. NONE of them own houses, they rent houses, two of them in ridiculously overpriced cities on opposite sides of the US from me, here in FL. Houses sell for around $800,000 minimum where they are, and even with parental help with a down payment, they cannot qualify for a mortgage in those cities, nor do I really want them to! But they seem happy where they are.Still, they have sort of impoverished themselves by choice, because they could move to much less expensive states and afford to buy. (Not to mention, better states in which to raise and educate their kids.) Still, the two oldest are in their 40's now, so I worry that they will eventually be saddled with a mortgage when they retire! Or worse, still be renters!😮

  23. I let my homeowners insurance go, after concluding that after 34 years of having it and never making a claim, I'd be better off self-insuring. I'm in FL, too.

  28. No, the STATE property tax assessment cannot go up more than 3% per year, Michael. The big increase is your county/city big-spending commissioners and mayors (Democrats, of course) who are allowed to raise your LOCAL taxes for ridiculous add-ons. You need to change this locally.

  30. OK, but a developer seeing an opportunity is hardly the same as setting fire to a building. But it will be interesting to see which corporations are allowed to buy up the Maui land. Or whether the governent will only allow the land to be re-wilded and exist as a "monument", like the Twin Towers/Ground Zero. And the CA wildfires, which almost killed my daughters' horse, demolished homes and businesses. These were "set"fires, IMO. (She disagrees.) The WEF seems to be advancing their population concentration plan of, originally, Agenda21.

  31. I'm old and I still like checks for some things. You can't even pay your property taxes without a check, if sending by mail. And over the phone not an option, unless paying an additional 3% for using a creditcard.

  32.  @landmark22  I grew up in S. FL in the '50's and '60's, when it was uncrowded and affordable. Would NEVER live there now. Wall to wall condos and cement. As Joni Mitchell sang, they paved paradise and put up a parking lot.

  33. I'm not Michael, but I live in FL. As evidence the state is econoically sound, we've got a 2.5% UE rate as of a month or so ago, and the state pension fund does not allow ESG investing, so it is managed well and, unlike many other states, the pension fund is almost fully-funded. FL law requires a balanced budget every year, so state government has very little debt. As for all the "national" issues you mentioned, they are everyday real living/working/family issues in everyone's daily lives, and we are fortunate that we have a brilliant and freedom-loving governor and legislature that took them on in a way that was constitutional and fair. As a result, life in FL has been greatly enhanced in ways that other states can only wish for. That said, as in ALL Democrat-Marxist-run cities everywhere, crime and illegal migrants and drugs, especially Fentanyl, are problems in FL big blue cities that are getting worse. Gov. DeSantis even tried to do something about these, too, as you know, but open borders/Mexican drug cartels/illegal immigration, etc. are problems that probably won't be solved till DeSantis becomes POTUS in 2024, God willing.

  48.  @CaptainOverLoad HOAs aren't heavily regulated in FL because it is up to the buyer whether or not they choose to buy an HOA property. I chose not to. But those who choose to buy an HOA property make that choice. It would not be fair to allow buyers to opt out, because they, by choice, also enjoy the privileges of the HOA (upkeep, maintenance, etc.) I hate HOAs. BTW, The Villages is a huge HOA development where the HOA mandates everything, and most of the people there love having the HOA ensuring conformity and upkeep.

  50. Don't buy a house, especially a first house, unless you pay cash for it. Then you can self-insure. And stop voting for all these LOCAL city and county government Democrats who ALWAYS vote to increase your property taxes!
