@TravelTechie415 I know what you're talking about. But not all areas of FL have sulphur smelly water. In most areas of far north FL, our water comes from the huge Floridan Aquifer, fresh water from deep underground. Tastes great, no smell.

An insurance agent told me that 25 miles from a coast is considered "coastal" and rates willbe higher than non-coastal. It's difficult to live in FL and be more than 25-30 miles from a coast, though!

@justinmatisewski1285 CA is lawless, with no protections for citizens. Illegals can drive cars and work there. Not in FL, though. And if you're caught driving with no minimum suto insurance in FL, you can lose your license. But it's nowhere near as expensive as homeowners in FL is becoming.

Sorry, but there is ALWAYS a danger that a homebuyer cannot refinance at an advantageous rate, and there is never a guarantee that your house will gain equity as fast or as much as you want. (People these days are mental midgets, I swear.)

@josephmessina3587 No, in my state (FL), the statutes require the insurance companies show just cause (the financials, IOW) before a rate increase can be granted. Which is different than for almost any other for-profit corporation, btw.

Yes, taxes go up 10% each year on my investment rental, but I pass the increase on to my renters. I cannot even think of ever selling it because I've owned it for so longthat I'd payhalf the sales price in capital gains. So at my death, my heirs will inherit it free of those capital gains (stepped up basis.) Good thing I'm 72.

FL "Hometown Heroes" is a program created strictly to bring in teachers, nurses, police, firefighters, etc. IOW, it is a way to attract the helping professions to FL that otherwise would not ordinarily be able to afford to buy a home here. IOW, a win-win situation, allegedly.

@kylelapre2945 Just for comparison, I have a 3 BR old house in N. FL that I rent to long-time tenants for less that $1300 per month! It's 1200+ sq. feet plus a deck, carport and big backyard. Key West area is the most expensive in the state! Not everywhere in FL is overly-expensive.

How about ALL the condo owners be forced to take their turn on the HOA board for one year?! And how about the condo dwellers actually be required to attend at least several meetings per year??

@andredaedone7732 A summary administration in FL is only possible for estates of less than $75,000, or was as of 2012, when my mother passed. Most houses alone are going to be worth more equity than that. Anything over that requires a usually very expensive formal probate administration, or as you mentioned, if it's under $75,000 and contested. I ended up going with an internet law firm in Pensacola for my mother's formal probate, but it is strictly for people who a) understand the probate process and b) are willing to do a lot of the legwork involved themselves. I think the cost was about $3,000 in 2012, and it worked OK for me.

I inherited property in NC, and looked into selling it (two vacant lots in a golf-course community.) Was shocked to learn that realtors there charge 10% commission, and the NC state laws require that the seller use a licensed NC attorney to transfer the property! Ripoff laws.

The house I'm still in had a 15 year10.5% mortgage when we bought it in 1989! And in the '70s, inflation was even worse than today! I've seen it all before, too.

There is no point, except for $$. I once had an agent fail to disclose that my prospective house's carport had an entire side of rotten wood, and found out from the pest control company that they had informed her of this at the time of inspection. Did she pass this info on to us, the buyers? No, of course not, because she might've lost the sale and her commission. It was an expensive mistake for us, because we had to replace the rotten wood at our expense.
