While the general rule on an area being overpriced or overvalued may be true. The job of a real estate investor is to find the deal in such an area. It has always been the rule that you make money when you buy real estate and the reason is you always buy the property that is undervalued. There is always someone who doesn't want a property anymore who must unload it at a bargain price for some reason regardless of location. The job of a real estate investor is to find that deal. That is why not just anyone can do it, and why not just everyone does do it.
