@Jeff__M if you are a cash buyer, you cannot ask for anything better. Just wait some more time. You will have deals of a lifetime. I will still need credit but my credit score is solid and I am working on 20% down. I will have that soon. I may not get epic deals or Pennie’s on the dollar but I don’t want to overpay on a house by 30-40%

Dude it takes time.. when all this is said and done you will consider yourself way lucky. Even I am from DFW area but I am happy renting. I have the freedom to move anytime. As job market tightens we will see lot of desperate sellers. Plenty of ppl must be feeling the same way they did in 2006 who didn’t get to buy. That cycle lasted till 2012.

@realestatemindset even I didn’t want this. Fed is the culprit and some ppl are going to feel a lot of pain for years. They are completely to blame. Ppl bought begore 2020 too but didn’t have this privilege feeling. Everyone did in their own time when it was right for them and it was all good. It’s the fed and the craziness of last 2 years that has changed ppl into snobs for owning a home

This past 10 days I saw many houses in my saved list go pending. They are all over priced with minor price cuts now. I wonder who is buying. I wish buyers would just wait and let sellers come down but FOMO is still there. I just don’t get it

Absolutely bonkers travis!! Happy Wednesday evening ☕️. New home builders are giving 15-20% price cut in form of incentives but downs upgrades without technically reducing the price. These buyers will be crucified cos they will higher taxes and insurance based on those comps😂

What I don’t understand is that so many homes on my saved searches are still going under contract with minimal price cuts. why are people still buying and not waiting until the dust settles. I am going to wait on the sidelines until next year. Thank u Travis for my coffee ☕️time briefs

Don’t know what is happening travis. On one side I see layoffs happening right left and Centre and on the other side I see ppl again rushing to buy this past month in January. Again lot of Crowd in open houses . Yes houses are priced lower than june2022 but they are still nowhere near 2020 or 2021 prices. I am so Confused again. I can wait but just starting to wonder if it’s even worth it.

@straightdrive6192 oh please don’t even say that it’s capitalism. It’s corporatism. Socialism for the rich and capitalism for the middle class. If it was true capitalism all these bailouts wouldn’t have happened for the banks and big corporations. If we default or gamble and lose we don’t get bailed out. Capitalism 101 my foot🤦♀️

@Doostur they can rent but they cannot charge more very soon as rent will go down as more landlords figure this out. Also due to in affordability ppl will move in together. More homes less ppl. Badly leveraged landlords will take a hit. Smart ones who can keep rents low will survive

@jeffersonjohns6397 I myself lost my job for few months. Thank god I didn’t have 5000$ mortgage. Not everyone enters the sane phase in life at the same time. I moved not just states but country too. Everyone has different circumstances. But buying house is not the only way to get rich though it’s a sure fire way now to shackle yourself for the next 30 years with a gargantuan mortgage. The ripple effect has just started.

I know my friends who went from 2000 in rent to 5-6000 in mortgages here in texas. The FOMO is real man. It’s unbelievable. Ppl are going to be financially ruined forever either way
