  2. What's going to happen is the owners ( some ) will not be able to pay the assessments to make the reserves solvent. When this happens; some owners will take out a second mortgage and others will sell less the assessment. Finally, property conglomerates will come in and buy the distressed properties and rent them back to the former owners; I agree with making the reserves solvent. My association ( I'm on the board ) manages our funds and we have more than enough in reserves so much so we installed brand new barrel tile roofs and no one had to come up with out of pocket money; in fact our insurance went down because we installed new roofs. Too many associations have been getting away with insolvency.

  4.  @hvaball150  Please, I've done the math and I can assume ANYTHING; I assume the sun will rise and I assume that it will rain; it's called forecasting and there isn't ANY business that doesn't do this; now, housing cost will not go down because the need for it will be constant; what no one is talking about is LEGAL migration; there are TONS of people from South America from Brazil to Venezuela to Colombia as well as ALL of Europe and then throw in expats from the former Soviet Union and you have a need for housing that outpaces developers ability to build; the cost of loans are high due to interest rates. The cost and time needed for permitting, land acquisition; loan restrictions and other resources prohibits building on a timely and large scale. I'm on my 3rd tenant and at the conclusion of each lease I was able to increase the rent by $300.00 a month which is LOW compared to others; it isn't common for reserves to be funded; this I know because banks ASK for more money down depending on reserve status; people are JUST NOW advising against condos that 3 floors or higher because state law ( Florida ) requires a stress test and whatever the findings ( assessments ) then the cost are spread amongst all the units even the ones that are not affected. Tell me; you think real estate investment firms like American Homes 4 Rent, TriCon as well as Blackstone will be going out of business ? These are multibillion dollar corporations. You need to understand this; people die ( funeral homes ); people need a place to live ( housing ) and people need to eat ( self explanatory ) so don't talk about sh!t you don't know. This is your quote " renting is cheaper as the product loses value " ??????????? You been to NYC lately ?????? Or anywhere in California ???????? How's the rent in either of those places ????? Have they been going down ????? 🤣🤣🤣🤣🤣

  8. Most of the time debt is not passed on; you provide a death certificate and then the debt is discharged and the company will write it off as a charge off. The bigger debts are collected from the estate.

  11. Ever increasing property taxes and homeowners insurance will EAT up any savings left by lower interest rates. Mike is correct in that people have to start paying back student loans in earnest; a lot of folks that thought they qualified for relief are finding out that they don't, I think houses there will be a tough sell; to replace a roof; AC unit or hot water heater is going to make it cost prohibitive; 2024 is not looking bright.

Still waiting.........ALL of what I wrote is true; some parts come from JUNK YARDS that what they are for; some machinist can manufacture parts based off of the specs of the original ( China does this ) with inferior materials that's why they break. Everything is designed to fail; how many 50 year old cars are on the road ? Stop getting triggered and trying to cope.......

  16.  @Norm475  Ok, read your statement once more; there will be little to no DEMAND because most people trade their cars in most especially those that lease. If cars didn't FAIL then there would be no need for REPAIR; at no point did I write that parts cannot be obtained; if you were to read my comment once AGAIN; I clearly stated that parts become harder to come by because it's NOT cost effective for dealerships and others to stock parts for older cars because of low DEMAND which ties up space and funds. Junk yards exist for this VERY reason; whereby hard to find parts can be had and if not; you can go to machinist and have them build a new part. In the end; people by and large, will be FORCED to give up their vehicles because of the " law of diminishing returns "; ( wheels fall off ). This ( as an example ) is why we upgrade our phones because the battery no longer holds the charge and the replacement cost of a new battery makes no sense relative to just buying a new phone that has the latest technology and can run on the latest platforms with the latest browsers.

  34.  @bobsacamano7653  No, do some research; companies like Ford, Walmart and L'Oreal were started by entrepreneurs that then passed on the reigns to family and because of their astute business sense were able to grow the company thereby creating valuable jobs for the working class. Jeff Bezos, Elon Musk and Mark Zuckerberg are recent examples that have created companies that employ hundreds of thousands of workers that depend on those jobs for a living. How many jobs have workers created ? How many times have you read in the papers and online of layoffs yet the company is doing just fine or even better ? If you get laid off or if you were to leave the entity that you work for, it will continue to thrive with or without you as demonstrated by Twitter, Google and Salesforce to name three; the workers DO NOT make decisions that help a company to grow; finally, CEO's are " mostly " paid through the VALUE of a company's stock so their decisions are CRITICAL to their pay and cash outs. So don't get too full of YOURSELF; workers are just that, workers.

You mean the wildfires that I've lost track of all the names then the mudslides after; I lived in LA county for five years and it sucked for every one of those five years; homeless people everywhere including Holmby Hills, Brentwood, Culver City, Santa Monica, Venice and all along the riverbed. Traffic was hell no matter if you were on the 10, 110, 5, 105, 710, 101, wherever you go traffic. Parking was almost always a nightmare and there is practically no one who hasn't received a parking ticket at one time or another; no doubt there's tons of top schools out there but UCLA and especially USC and CSULA you have to go through the sh*t areas to get to the school. Loyola Marymount not so much because it's up on a hill. There's a homeless problem in ALL three of the major cities San Francisco, San Diego and LA. You have to leave SoCal and head to Mammoth Lakes to get some respite from the grime. I know a TON of people that left Cali for Austin, Boise and Phoenix just to name a few........California's hey day is over; even Elon, Joe and Jeff left.
