My wife and I own three rental single-families, plus about 5% of 78 units in multi-family. And I am in violent agreement with you on how we are dealing with this current economic conundrum. For our houses, we have three tenants (all at least 2 years, the last purchase) who have never missed a payment. We've already contacted our rental management company and told them that all we ask is that we are informed if they are going to miss a rent payment, so that we can plan accordingly. But we will "work it out" on the back end of the health crisis, whether that results in just ignoring the missed payment or working out a small increase in rent to "catch up" (I think the former, forgiving missed payments - when this whole balloon went up, I even discussed with my wife a cockamamie scheme of sending our tenants each $100/month as a show of good will, but eventually decided that was a bad idea.) I don't personally know any of my renters (that is one of the benefits of a management company) but I understand that in the kind of homes I buy as rentals, they are not likely to have unlimited financial resources. Neither do my wife and I, but we've got enough that we are not going to lack for food, as long as it continues to appear on the grocery shelves. In the meantime, we will do our best to provide clean, safe (though not what you'd call fancy) housing for our tenants.
