  1. Malaysia has had multiple totalitarian military lockdowns over the last 1.5 yrs. Andrew promotes KL Malaysia. Do your research and make sure the countries you think are free actually are. I'm not a fan of the US, and haven't lived there since medical school, but US is a lot more free than a lot of the places Andrew promotes. I own all my cash-flowing real estate in the US and have legally paid $0 on my real estate income. Do your own research.

  4.  @lorenk.775  It's written into the tax code. I have 5 rentals and $1MM in passive private placements. Depreciation and bonus depreciation. I earn $60-100K net on my real estate every year. But on paper it looks like I break even. And people wonder why Trump paid little to no taxes.. he had a good accountant who did everything by the book! Democrats wrote all those tax laws that's the irony here.

  7.  @thinkforyourself9334  Dollar, Euro I mean kinda the same. If the Turkish Lira loses 8% a year relative to the US dollar AND this property appreciates 8% a year, then in ten years this property would be valued at 280 USD (in dollars which have lost significant purchasing power mind you)

  10. That's good that you told me because I've already booked my flight to Panama for February and just about to book my trip to Columbia for March. Let's just say I do have a card with two doses of a covid vaccine written on it which has legit worked for things so I'm good :)

  13. Passive real estate income can come from various sources like partnerships and being a passive investor in syndications. I didn't say I own rental property in my OP.

  16.  @monkeyrater  I lived in Hawaii for 6 years in my 7th floor condo with constant trade winds where I couldn't even open the windows more than 3 inches without feeling cold. I rarely ever even had to use the ceiling fans. Hawaii is not hot and humid. In fact it's the least hot and humid place I've ever lived in except for Alaska. I've lived in New York and DC and the 3 months of Summer there is 10 times worse than the hottest days on Oahu. I'm in South Korea right now and this summer we've had no rain and the heat index has been 105+ for several weeks now. This is hotter than any weather in New York I've ever seen. I've spent a fair bit of time in California as well and the nights in the 50s in San Diego and San Francisco isn't exact ideal weather for many.

  19.  @brendan1675  Just checked. Actually Columbia doesn't require a vaxx OR a negative test prior to arrival! Just a filled out health questionnaire 24 hours prior to arrival. I'm going to Panama in Feb and it requires vaxx or neg PCR test.

I still have 1.5 years in my service commitment. After which, I'll be going around the whole world. Will document it on this channel too. "Rent where you live, buy where others pay your mortgage for you" is my motto.

  27.  @lorenk.775  Doesn't matter. If your income is even or net negative, you also pay $0 to the state. The only chance to pay a tax is if you sell - and even then if you do a 1031 exchange you don't pay any tax.

Speaking of violent and non-violent crimes crime rates have been steadily declining for the last 30 years. Yes there have been protests and riots lately but that doesn't change the validity of the facts and my statement. Isolated incidents will happen every once in awhile but take a look at the general trend.

  32. "The market is overheated" That's what my mentor had heard since 1960 in CA. Yet those property values doubled every 10 years.. this includes the downturns! I know we are all selling something but Andrew you are off on this one. I would never LIVE in California, but the numbers don't lie. CA is like the 5th largest economy in the world compared to all countries. Anyone who bought anything there 20 years ago is a multi-millionaire.. by accident.

Absolute gold mine. Talk to actual investors not armchair YouTubers who just say "high taxes" and move on. CA has the lowest real estate taxes out of 50 US States by the way.

  34. Exactly I've been paying $0 in tax legally on mid 6 figures in real estate income for over a decade. That's because the US tax code is so advantaged. Renouncing my passport or going elsewhere would be dumb, but I no longer physically live in the US but they have the best tax system for leveraged real estate.

  41. Oahu is my place for best weather in the world (shirts and sandals year round). 70-86F year round with low humidity. CA surfing isn't great and you need to wear a wetsuit (unlike Hawaii).

  43. Foreign real estate does not produce higher returns than the US market. Even unleaveraged real estate in the US produced more than the 5-6% return people talk about in Montenegro or Tblisi. When you factor in ultra low interest fixed debt only available in the US, generous tax incentives, A 20% CAGR for US real estate is disappointing and I'm seeing closer to a 30% IRR low term for my rentals and passive real estate investments in the US. I dislike the social US issues with a passion but the risk-adjusted returns in the US are top in the world. A guy who sold his US real estate and resigned his passport is incentived to tell you US real estate has low returns.

  46. My NW is $1.7MM. Mostly US real and cash. Growing. I wouldn't consider myself a 7 or 8 figure entrepreneur as I don't make 7 figures per year. In the US it's very normal and easy to legally pay $0 on real estate capital gains and income. I have done so for 10 years. Joe Biden won't touch the real estate tax incentives as all of the Democrat politicians own a lot of real estate.

  48.  @NickDemski  I was a millionaire by 31, by 33 res estate paid me $6K per month in income I spent 1-2 hours per MONTH on. I'm financially free in my 30s. If you want a life of freedom for you and your daughter I'd study this stuff and jump in. Or work for the next 40 years and have less options.
